Purpose of the website

The website provides information about Israeli property and Alla Gelfgat’s services. Articles, answers, examples and calculators are for general information. They do not replace individual legal, tax, mortgage or valuation advice. Before a transaction, have the documents and circumstances checked by the appropriate professionals.

Brokerage services

Browsing the website, calling or contacting Alla through WhatsApp does not itself constitute a signed brokerage order or automatically create a commission obligation. The service, commission and material terms are agreed separately in writing as required by Israeli law. Entitlement to commission depends on the law and a valid agreement.

Listings, prices and results

Property availability, prices, areas and information supplied by sellers require current verification; publication is not a commitment to enter into a transaction. Archived listings record past offers and do not confirm current availability. Pins on the sales map indicate approximate locations, not exact addresses. Testimonials describe individual clients’ experiences; past transactions do not guarantee the price, timing or outcome of another transaction.

Calculators and updates

Calculations are estimates dependent on inputs, assumptions, rates and source availability. A PDF is a user report, not an official tax assessment or professional valuation. Laws and practice may change; check the publication date and current official sources. Please report inaccuracies to Alla.

Content use and responsibility

You may share links and save material for personal use. Republishing protected photographs, text or other material requires permission from the rights holder, except where permitted by law. Third-party material remains the property of its rights holders. Unlawful use, infringement of others’ rights and interference with the website are prohibited. External websites have their own terms. These terms do not remove mandatory consumer rights or liability that cannot lawfully be excluded. Israeli law applies subject to the user’s mandatory rights. Updates apply from publication and do not automatically change existing agreements.

Privacy and cookies

Information and purposes

When you contact Alla by phone, SMS or WhatsApp, she receives the contact details and content you provide to respond, identify a suitable service and arrange further steps. Providing information is voluntary; there is no legal obligation to contact us through this website. Without contact details or necessary information, a response or suitable service may not be possible. Do not send identity documents, bank details or full contracts in an ordinary enquiry: first agree what is needed and an appropriate transfer method.

Technical data and Google

The website is hosted on Blogger and uses Google resources, including fonts and images. Loading pages may provide these services with your IP address, browser and device information, technical logs and cookies for platform operation, security and statistics. Google’s processing is explained in its Google privacy policy. At the update date, no separate Google Analytics ID is configured, and no advertising pixels were found on the pages checked. This does not mean the platform performs no technical processing. You can manage cookies in your browser; blocking them may limit some functions. Dismissing a cookie notice does not itself mean consent to all advertising tracking.

Search, calculations and external services

Calculators perform calculations in your browser. General price-index history is requested from Israel’s Central Bureau of Statistics; your property amounts and dates are not included in that request. Connecting to the CBS transmits ordinary technical connection data. PDFs are created through your browser; you control saving and subsequent sharing. A WhatsApp button may pass the prepared result text to WhatsApp when you open the link; you send the message to Alla separately. Review the text before opening the link. Search runs in the browser, while the Blogger fallback search puts the query in the page URL: do not enter confidential data in search. Social media and map links open external services with their own policies. Website comments are hidden; the version checked contains no subscription or enquiry forms.

Access, recipients and retention

Access to enquiries is limited to responding and providing services. Hosting, communications and technical support providers may process information necessary for their roles; referring your enquiry to a partner agent should be agreed with you or have another lawful basis. Information may also be disclosed where provided for by law. Google and Meta may process information outside Israel under their policies and applicable requirements. Information is retained for as long as needed for the enquiry, obligations and legal requirements; the period depends on the document and client relationship. Absolute security of internet transmission cannot be guaranteed.

Your requests

To request access to information about you, correction of inaccuracies, cessation of unwanted messages or consideration of deletion, contact Alla by phone or SMS above. Deletion rights and the ability to fulfil a request depend on applicable law and record-retention obligations. Proportionate identity verification may be necessary to protect your information. Do not send an identity document without prior arrangement.

This statement does not certify full compliance with an accessibility standard or claim an exemption.
